Why am I getting less bookings on Airbnb? It's a question all hosts ask themselves from time to time. If your lack of bookings is becoming more than just a blip, here are a few things which could get your bookings back on track!

Don't focus on the price
We here from a number of sources to check your prices for this and lower your prices for that. This method is only going to reduce your margins and never let you recover. In sales they call it a race to the bottom. Carry on reading and we'll look at ways you can boost sales while keeping your prices where they are or even increasing them!

Unique Selling Point
Let's pretend you're a customer looking for a few nights away somewhere. Regardless of whether you're in Lanzarote or Liverpool, there are going to be pages and pages of similar properties. Now some properties stand out for amazing architecture or amazing locations. The majority though don't have that luxury. If you have a run of the mill home or apartment you could think about creating your own.
Creating your own takes a little thought but it might not be as difficult as you think. It could be as simple as a crazy picture or elaborate light fitting. It could be a big fancy bed or huge TV. Maybe a combination of small and large pieces through the rooms to make an impact. Whatever it is you need something which people will remember and want to see more.

Details Matter
Put yourself in the shoes of the customer. Sometimes it's easy to miss the small details which make a big difference when listing your property. Is there a parking space? How far into town or to local attractions? Do you supply tea and coffee or offer good quality bedding.
Read reviews of similar properties and see what people list in the reviews as what they loved about their stay. People often leave these things till after the booking or let the customer find out for themselves. The problem is you might not get the booking in the first place so use it to your advantage.
Photography of your holiday home
Did you take your pictures on your phone? Did you buy a fancy camera and just shoot away hoping for a few good pictures? Professional photo's stand out. They can make someone 5 times more likely to book! That's a huge difference in bookings and revenue. Don't skimp on the photography. Professional pictures might only cost around £200 and it's money you will get back on the first booking!

More than Airbnb
Airbnb is great but if the algorithms change, you could go from the top of the listings to the bottom. We recommend using as many sites as possible to diversify and have as many revenue streams as possible. If there worst happens and you stop getting bookings from one site, it will be bad but, not as bad as losing one hundred percent of your bookings, as you still have the other sites to rely on.
Struggling for Ideas for your Airbnb?
We all struggle for ideas. We do recommend our hosts to be as individual as possible but. it doesn't hurt in getting inspiration from your competition. Important look which hosts have a full calendar and go from there. Make sure the inspiration comes from what is working rather than what looks good to you.
In advertising there is a golden rule that nothing makes sense. What might seem like the best advert to you might not actually get the best results. Try different things, re-order your pictures, advertise in a professional or more quirky format. You might be surprised by the results.
